Leave the guardhouse, drop down the switchbacks, and you hit Horizon Ridge Parkway inside four minutes. Turn right and you are in a stretch of Henderson that looked, two years ago, like a place you passed through on the way somewhere else. In 2026 that stretch has quietly become the destination. The gate-to-dinner-reservation distance for an Ascaya resident is now measured in minutes, not the twenty-plus it takes to reach anything on the Strip.
That is the shift worth naming. The community's reputation as a beautiful place to live but a drive from anything interesting has been overtaken by a run of openings clustered along a single four-mile ribbon of road. Below is what has actually landed, in the order you would encounter it heading down the hill.
The Horizon Ridge Turn
The most consequential opening of the year sits at 1450 West Horizon Ridge Parkway, Suite C-205. Hayworth, from longtime Las Vegas chef Alex Reznik, is open for dinner nightly and weekend brunch after debuting in late February. The 80-seat dining room features brown and deep blue velvets, fluted wood paneling, and a marble bar that will seat 25, with a 30-seat outdoor patio for alfresco dining.
The kitchen matters here. Reznik cooked at Lutèce, the outpost of the New York French restaurant that operated inside The Venetian from 1999 to 2004, and the menu at Hayworth pulls from both that formal training and his Eastern European and Jewish family cooking. Fingerling potatoes arrive crowned with cultured cream and caviar, a crisp potato latke is served with buttery king salmon, and agnolotti come stuffed with beef tongue balanced by crème fraîche, Meyer lemon, and chili crisp. The dessert program is run by pastry chef Miloš Babić and the cocktail list is curated by Giuseppe González.
For residents, the practical read is simple. A reservation-worthy dinner used to require the airport, the Strip, or Downtown Summerlin. Hayworth is closer to the gate than the closest Trader Joe's.
Further Up Eastern, Toward Anthem
Before Hayworth, Reznik's Ogden Hospitality group opened SMKD BBQ, shorthand for Smoked Meats, Killer Drinks. The barbecue restaurant launched in November on a stretch of South Eastern Avenue in Henderson where the road rises toward the posh precincts of Anthem. Two openings in four months from the same operator, both aimed at the same corridor, is not a coincidence. It is a bet on where the money actually lives.
Chuy's Baja Grill is the other Eastern-side arrival. The Cal-Mex restaurant opened its first Nevada location in Henderson in March 2026; the brand was founded in Cupertino, California, in 1982 and has locations in Bakersfield and Simi Valley. Worth flagging so you do not order the wrong menu: it is not affiliated with the Chuy's Tex-Mex chain in Texas.
The District's Second Wind
The open-air center off Green Valley Parkway and Paseo Verde has been in a slow-motion refresh, and the last twelve months tell you which way tenants are betting. Vestar, the retail operator behind the center, signed four new leases totaling 9,000 square feet, pushing occupancy to 95%. The new names skew toward how residents actually spend a Saturday morning:
- California Closets and Solidcore, both opened in December
- Glo30 for skincare memberships, and Evereve, a women's boutique
Read the mix in context. Two of the four are wellness and fitness, one is closet build-out, one is apparel. That is a lineup underwritten by residents, not tourists driving in from a hotel. If you spend weekends at The District already, that is your neighbors doing the same math.
For lower-key mornings, The Green at The District is an open-air lawn surrounded by boutiques where local artisans set up with live music. Vendor applications for 2026 are live, so the weekend rotation is still adding makers.
The pattern is the point. Four separate operators, four different addresses, all within a four-mile radius of the Ascaya guardhouse, all opening or breaking ground in a twelve-month window. That is not four disconnected updates. It is a corridor forming in real time.
Down The Hill To Water Street
Twelve minutes from the gate, downtown Henderson has become the least-boring part of Henderson. The signal opening this year is The Coffee Class. Entrepreneur Kyle Cunningham's flagship spans more than 6,000 square feet across three stories at 37 S. Water Street, with a coffee house, bakery, and café on the ground floor, a cocktail and whiskey bar on the second floor, and a rooftop for weekend brunch, seasonal gatherings, and private events. A three-story coffee-to-rooftop-bar concept was not on the Henderson map five years ago.
Water Street's other draw is programming, not tenants. Water Street Plaza was recognized as the "Best Outdoor Family Events Venue" in KNPR's Best of the City 2024 awards, and hosts festivals, concerts, and sports viewing parties throughout the summer. The lower plaza's 42-foot-wide digital screen doubles as a movie and sports watch venue. The City of Henderson's special events calendar is the cleanest way to see what is running any given weekend. If you have out-of-town guests in September, this is where they will remember Henderson from.
Water Street sits next to the America First Center, the official Henderson Silver Knights practice facility offering two sheets of ice for open skate and hockey and skating programs. A Sunday morning skate followed by rooftop coffee is now a routine that exists.
What's Being Built Right Now
The Cliff is the one to watch. The $55 million open-air redevelopment on Paseo Verde Parkway encompasses 100,000 square feet of a former office complex. The developer expected to break ground early in 2026, with shells delivered to tenants in the second quarter and the first openings occurring by the end of the year. Announced tenants include a taqueria, an ice creamery, a plant café, a supplement concoction bar, a global heirloom furniture purveyor, and a wellness studio.
That tenant mix repays a second look. Nothing on the list is a chain. Nothing on the list is disposable. Landlords rarely underwrite a $55 million redevelopment on speculative demand, which means the market data behind The Cliff is telling the same story the leases at The District are: residents in these zip codes are spending on food, wellness, and design, and they are spending close to home.
The Ten-Minute Map

That is what people mean when they say Ascaya's location got better without the house moving.
