Ask five Seven Hills neighbors what's new "down the hill" this year and you'll get five different answers, because there isn't one new thing happening near Green Valley Ranch right now. There are three, running on three different clocks, and they keep getting merged into a single rumor.

That mix-up matters if you're the kind of person who plans a Friday night around what's actually open rather than what a friend half-remembers seeing on Instagram. So here's the sort, timeline by timeline: what you can walk into this week, what's still framed lumber and a hard hat, and what quietly changed without anyone sending out a press release.

Two Timelines, Not One

The confusion makes sense once you see where each project sits. Green Valley Ranch Resort has been mid-renovation for over a year, swapping food court tenants and reopening wings of the building in phases, which means "new" there has been trickling out for months rather than arriving all at once. The Cliff, the retail project going up on the old office site at 2500 Paseo Verde Parkway, hasn't opened a single door yet. It's aiming for a fall 2026 grand opening, which means as of mid-August it's still a construction zone with a very active marketing team. And The District at Green Valley Ranch, the mall most of us have shopped at for two decades, has been re-leasing storefronts and quietly ending its summer programming for the year, changes easy to miss if you weren't looking at the calendar.

Three tracks, three different states of "done." Treating them as one story is exactly why the group chat is confused.

The practical friction is smaller than the online chatter suggests. Construction fencing along Paseo Verde has narrowed a lane here and there, the kind of temporary rerouting that comes with any project this size, but it hasn't closed the road or rerouted your commute. The bigger issue is knowing which of the three to actually check before you drive down there, rather than showing up on the strength of a rumor.

What You Can Actually Walk Into This Week

Start with the resort, because it's the only one of the three where change has already happened rather than being promised. Green Valley Ranch Resort is partway through a $200 million property-wide renovation, and the food court has been one of the more visible casualties and beneficiaries. Fatburger closed there in mid-February to make room for Irv's Burgers, the Los Angeles roadside stand that traces back to 1946 and has been expanding its Nevada footprint one location at a time. Blue Ribbon Sushi Bar & Grill has also joined the resort's dining lineup alongside the longer-running Hank's Fine Steaks & Martinis, Bottiglia Cucina & Enoteca, Borracha Mexican Cantina, and Pizza Rock. The resort's Regal Theatre has been getting a phased remodel with recliner seating and an expanded concession bar, on a timeline that had it finishing by the second quarter of the year, so that renovation should be behind it by now.

None of this requires you to drive far. If your Friday rotation already runs through The Stove NV or Black Mountain Grill up in Seven Hills proper, nothing about that changes. This is the second stop, the one you add when you want something different without leaving the neighborhood's orbit.

What's Still Behind A Fence

The Cliff is the project that's generating the most talk and delivering the least, so far, because it isn't open. What's real: a 100,000-square-foot conversion of two office buildings into what its developers have called an "anti-mall," built around a central bar and lounge, covered patios, a food kiosk alley they're calling The Yard, and a children's play area. Construction broke ground in early 2026, and the developers have targeted a fall 2026 opening, though a project still under construction in mid-August doesn't have a locked date yet.

The tenant list confirmed so far gives a sense of what's coming rather than what's here:

  • Arhaus, the home furnishings brand, as anchor tenant in nearly 16,000 square feet
  • The Taco Stand, the fast-casual chain that started in La Jolla in 2013
  • Killer Whale Creamery, an ice cream shop built around locally sourced ingredients
  • Next Health, offering IV therapy and aesthetic services
  • Lyte House, a functional supplement bar
  • The Barista Botanist, a coffee concept

What makes this project worth watching rather than skimming past is the gap it's filling. The District at Green Valley Ranch opened in 2004. Henderson hasn't seen a Class A retail development of comparable scale since. That's a 22-year stretch during which the neighborhood's retail map barely moved, which is part of why a chain-link fence with a rendering on it is generating this much conversation among people who don't even shop that often.

"Henderson has been underserved for decades," Chris Clifford, a partner at CAST, the firm developing the project, said when the first tenants were announced. The pitch from the team has leaned into the same idea from a different angle, that this is meant to be the kind of place where you'd tell a friend "let's meet at The Cliff" instead of naming a specific restaurant. Whether it lives up to that once it's actually operating is a question nobody can answer from a fence line. What's fair to say now is that the scale of the gap it's trying to close is real, even if the opening date is still soft.

The Quiet Third Track

While the resort renovates and The Cliff builds, The District has been making its own smaller moves, the kind that don't generate headlines but do change what's actually there when you show up.

Some of this is seasonal, and by mid-August it's already wrapped for the year. The free outdoor movie nights and the weekend fitness classes on The Green run from spring into early summer, and this year's stretch of both has already come and gone. What's still running weekly is the Thursday farmers market on Main Street, from 9 a.m. to 1 p.m., along with the monthly Makers Hive Market that's become a regular fixture on the calendar. None of this is the kind of change that makes local news the way The Cliff has, but it's the version of "new" that's actually walkable right now.
